Design Dilemma Bathrooms

Odd bathroom placement

Ok, my home was built in the 80’s. There is essentially 4 levels. The basement is a main room with a nonconforming bedroom, garage level with a laundry room and jetted tub bathroo, main floor with living room, dining and kitchen, and upstairs with 3 beds and 2 bathrooms. We are trying to get the home sellable and don’t think people would enjoy a random jetted tub bathroom. Any advice to make it cost effective?

Gardeners like to have a way to clean up before going into the more finished areas of the house. Your garage level tub satisfies that need. Try to think of a way to emphasize that to potential buyers. Laundry room right there for muddy clothes.

I would switch it out for a shower a tub makes no sense there , what do you mean by non conforming in the bedroom. IMO to make that an actual bedroom would be a bonus with the bathroom.
