Magnolia of some species.

Star magnolia is the one that I see most commonly used by in commercial landscaping. They are quite tough.

That would be a pretty sizeable star magnolia, but certainly within the realm of possibility.

Star magnolias over 20 ft. tall have been seen more than a few times. For instance one in MA was 36 ft. high in 1994, another in PA measured 30 ft. in 1980. And in Seattle (USDA 8) one was 26 ft. in 1990, another 28 1/2 ft. in 2005. Also I have encountered multiple large specimens (including 22 ft., Puyallup, 1993) of a 'Rosea' type (or types) in particular in western WA locations outside of Seattle.

Such growth has been attributed to invigoration resulting from the use of Kobus magnolia root-stocks. However wild star magnolias in Japan are quite tree-like. In addition similarly vertical plants arise in cultivation when seed is used instead of cuttings.

However going by the leaves I think plant shown here is a Loebner magnolia anyway. Of which 'Merrill' is a fairly prevalent example. But flowers are needed to name tree asked about to the cultivar level.
