Maybe hire an appraiser and then you'll see comps too. Otherwise interview realtors for listing it because maybe the tenant will change their mind when they find out how much you want for it. They should bring you comps and a suggested listing price at no cost to you.

OP, before you tie yourself to a contract with the tenant, make sure you have done enough due diligence on the buyers' lender to make sure the buyer can actually close. Having an appraisal will help you determine market price. Yes, an attorney can prepare the paperwork, hold escrow and close the sale.

All else is on you to make sure you don't get stuck in a contract that the buyer can't complete. Attorney's don't get involved in that aspect.
