since you only have one or two spaces to place a large seating item (like a couch or love seat) i would only put one and add swivel chairs that could double as a separate space when needed but easily merged to the main space. the couch would be two - three spaces and the chairs would add 4 the picture below show the arrangement in front of the large window. the couch would be along the interior 9 1/2 wall

i would add the faux fireplace with tv on top between the windows

and in the 4 foot space i would have a book shelf or a sectary cabinet to store the coats and shoes.
