Kitchen Design HELP

I am redesigning my kitchen space. We are a family of 5 that all utilize this space morning and evening for dinners.

I am looking for input:

1) design to include items from my 'wish list'

2) Better use of the space marked with an * Asterick - currently it is open floor space

-have to work within the set space - NO exterior renovations.

-home is a Concrete Slab (no basement) with in floor heating - so my CURRENT PLUMBING needs to stay in place and CANNOT be moved. (I have marked on my drawing were this is located.)

-load bearing interior walls on the kitchen. Walls in the interior corner by french doors cannot be removed as it has water lines into the concrete. It may be possible to move or widen the hallway doorway if appropriate support was amended.

Kitchen wish list:

-island that seats min 5 people

-pantry storage - this can be walk in - scullery style - does not matter

-2 Dishwashers (can be located one by each sink area)

-sub zero fridge drawers

-cooktop

- double wall ovens

-french door fridge

The diagram below includes all the dimensions.

A very rough outline of what my current design is with cabinet layout - island (yes it is a WEIRD shape) - corner pantry. Currently 2 sinks: one in the corner + DW; one in the island - fridge is located by patio door - double ovens by pantry - cooktop in island.

The current design has all the kitchen crowded into one end, unused space in the middle, dining table at the other end.

THANK YOU FOR LOOKING

@rantontoo doorway 15 leads to stairway - hallway area to garage - halfbath. This doorway could be widened or slid over some

as long the load bear wall remains somewhat intact.

How wide is your kitchen? And island needs 3 - 4.5 feet of walk and stool space around it to even move and work in a kitchen....just my opinion only.

That being said I will add comments below; it is only my opinion from my own kitchens in the past.

If you want an eat in island ? You will need more space for chairs/ stools, plus so much is on the island that could be in the perimeter counter space. Do you want to nix the cook top and bar sink in the island? And water lines and electrical can be moved, but you will have to cut into the cement and relay the lines, but yes, is possible.....seeing your kitchen I would think no island and a peninsula coming out on one side or the other for dining, etc, possibly a circle with room for five chairs.....but honestly, the room is cramped, it looks like every trendy look was installed in the kitchen with it was designed, so I think you might get a paid consultation from a kitchen designer who can tell you want you can and cannot do....

If you want to further utilize the space between the dining area and the kitchen for kitchen space, I think both doors 15 and 6 need to move.

Do you have dimensions for the room? Those dimensions are going determine your island options. What is penciled in is not .readable.

please refer to the picture- to the right all the measurements are there - with numerical identification.

Doorway 15 is possible to move. Doorway 6 is not Moveable

kitchen is just 35 feet long and 14 feet wide. At 14 ft wide less 2 for counter less 4 ft for island walking less 4 feet walking on the other side of island allows for a 4 ft island width - totally doable.

Yes i agree this is not the “perfect space”. But there must be a possible solution without exterior Renos - removing concrete / damaging water lines for slab heat.

An L shaped kitchen with an island would work. Not the U shaped, though. And I think the dimensions would work.

I agree with your numbers but to put in and L shape on wall of cabinets and and cupboards will have to go....but yes it would work.....but can you keep cook top and sink in island and still have room for five to eat?

You have room for an L-shaped perimeter with island and seating. What you have to decide is what two walls for the L. One option would be to add windows, sliding glass or French doors to the no-cabs covered patio wall; BUT with a covered patio, I am not sure you would gain enough additional room light to warrrant the expense.

Five people lined up in a row at an island is not conducive to conversing so I would consider seating on the long and at least one of the short sides. With a 39 inch island, you would have room for one seat on the short side.

also, consider getting the sink out of the corner...eats up too much perimeter space. The plumbing needed to do that will be minimal.
