Floor refinishing problem

We just had our floors refinished down stairs and new flooring installed upstairs. After a few weeks the sealer started to peel in a few small spots down stairs and is now doing the same upstairs. The flooring company has "rebuffed" and sealed again downstairs but unfortunately is has happened again. Attached is a picture. We were very careful to follow all the installation companies rules for the new flooring,

1. no walking on it for several days, we were out for over a week

2. no furniture in the house without felt

3. No shoes

4. No rugs for 90 days

What can cause this peeling effect? Thanks in advance for all the advise.

It looks like (from your photo) that the floor finish is coming off where a piece of furniture was sitting. In other words it looks like the finish is sticking to the feet of the furniture. This happens when furniture is placed on the floor when the finish is "fresh" (or soft, or tacky...however you want to call it). It's kinda like painting your windows shut. To get them to open you have to rip open the paint.

This is my assumption from the single photo you have shown. What I'm describing could be different from what is actually happening. More photos will be needed (room shots please...the tight photos are hard to diagnose).

As millworkman states, adhesion problems are multifaceted things that require much more information than what you have offered.

    The info we will need:

    • Stain manufacturer (number of applications; time between stain app. and finish app)
    • Sealer used (if any) with time frame included
    • Name of finish and number of coats (time in between coats)
    • Time of the year the finish/refinish occurred and conditions INSIDE the house at the time
    • Humidity levels at the time the work was done
    • Current humidity levels
    • Previous cleaning materials used on the existing hardwood (down stairs floors)
    • How quickly after the finish/refinish did you introduce furniture?

As you can see, you will need to have a detailed conversation with the company that refinished your floor. They should be brought in to inspect your floors. Most reputable companies/refinishers will have a "labour guarantee" or "warranty". Please check your contract to find out what that includes.

As for a buff and recoat...it does nothing for the original concern. If the finish is peeling off of the STAIN level...you have to sand PAST the stain (ie. down to raw wood) and then start again. You cannot leave the stain in place and think more finish is going to fix the problem. You have to sand PAST the thing that is causing the problem.

As far as I can tell (by your story and single photo) this is a complete redo. But first things first: what were the names of all the products involved. Let's start at the beginning.

Thank you both for your quick responses. Here are few more photos and a quick update. Loba was the sealing product used, I took a picture when they came back to re-coat. (Side note, I highly recommend that you take pictures often during a remodel including all the products they are using) For the stain the flooring company just sent me information that Dura Seal Quick Coat was used. However during the original refinishing, the start date for the project was Sept. 18,2018, stained Sept. 30, 2018, while I was on site I saw cans of Minwax. They may use both not sure. Anyway we did not put furniture on the floors for nearly 2 weeks, and for my daughters bed seen in the pic with a white furniture leg and floor peeling next to it, probably closer to 3 weeks. After the floors were completed we had 5 1/4 inch baseboards installed upstairs and downstairs, in addition to having the whole house painted. So we were out of the residence for sometime. I didn't notice an issue with pealing until Oct 27, 2018 (again glad I took pics) which was downstairs near the kitchen and a high traffic area.

Now I have my detective hat on. Last week I reached out the a local distributor of Loba products told him the story and he says the only way to correct the problem it to completely redo the floors, as you recommended too. They need to be sanded all the way down to remove the stain and start over. He also recommended that I contact Loba, which just happens to have their major distribution center near where I live. So I called and spoke with a Technical and Production Manger. He was kind of enough to stop by my house, on his way home, and assess the situation. Again the recommended solution is to completely redo the floors. I will say that everyone I have spoken with, told them who my contractor was had nothing but glowing reports for them and their reputation. The Loba Manager even said that the sanding job was impeccable and the stain, although it is failing, looked fantastic. He said the flooring company may have done this combo a 1000 times and never ever had a problem it's just our job they got bit on. So this week we will meet with the flooring company see what happens. I will definitely use your list above to confirm what they did and to know exactly what will be completed for the fix.

And that's why I LOVE Loba! They take their product seriously and they are PASSIONATE about their jobs.

The Loba 2K Supra AT is a MAGNIFICENT product. It will "stick to the wings of a fly" (a quote from a former Loba employee). It has a VERY fast cure time (5 days). Which means it is FULLY functional 6 days after the last coat of finish. You certainly gave it MORE than enough time to cure. If it is peeling off, it is because it is having problems (chemically) grabbing the stuff underneath.

The good news: Loba has it's OWN line of STAINS! Yes! No more "mix and match" events like your job.

I'm sorry you have to go through this. I'm so glad that Loba is taking care of you and that you have found a very good company with an excellent reputation. I'm sure this will be taken care of. Please point out to the company that Loba carries it's own stain line that is FULLY compatible with ALL Loba finishes. They can use the Loba stain to redo your floors.

Many water base "sealers" will not work with Minwax stains, even after allowing a month to dry. You have to apply a one component water base finish, then finish with the 2 component finish or use oil base poly.

Mfg's will change their ingredients without notifications. Another reason why, they do not recommend mixing their products with others.
