March 2019 Building a Home Thread

March is officially here. Hopefully that means spring is around the corner. Hoping the snow melts, the weather warms, and lots of progress is made on everyone’s homes.

Anyone care to show me their staircases? Builder asked if we maybe wanted to do cable railing?

Oh FUN! We are just finishing up framing and SO happy the sun is shining! Woo Hoo!!!

Missy your house looks beautiful, I love That area of North Carolina my Step mom lives in South Carolina but when we visit it is always day trips to Asheville area, so beautiful.

kennady12 - I love the reminder about checking insulation! Great heads up!

Missy you must be so excited. Cant wait to see it when it is done.

    Jennifer woohoo! Fun times ahead!

Our pavers that we were told had an 8 week lead time last week, have been delivered. Can’t wait to see them installed and get the house less dirty. I am not OCD in the least. But man the house is filthy
  • 7 years ago

Missi, your lot is beautiful. It took a lot to get to this point, so don't discount the journey that brought you here.

Marjen, we were delayed by the health department too because they wanted the ditches cleared in order to issue the septic permit.

The framers have been busy in Virginia. Two days and this is what we have. This is from our Reolink camera since we can't be there to take pictures. It's hard to concentrate at work when I can watch my house being built in my phone.

Loving all the progress everyone is making.

Kathy: Looking good and love the idea of your Reolink camera and remotely monitoring; I presume it is via the phone network and not wifi.

I initially used a construction cam which I set to take a shot every daytime minute and required unloading every three weeks. I had internet within days of power being installed which was good for several cameras thereafter but you've gone one better.

KH I'm stealing your ground breaking idea! That's an amazing way too start! Your land is beautiful and so is your family!
Along the lines of the groundbreaking ceremony, we also each wrote some cute little messages on the framing in the house. My kids got to draw pics or write notes. I wrote a wish for our home to always be welcoming and loving to all who enter, that kind of thing. Was a nice fun thing for the kids. Lots of sharpies involved. The building crew also had some fun drawing pics for the kiddos

We snuck in late last night to peek, so the photos are poor quality but we’ve got cabinets and shower tile!
Amelia- love the sneaking in at night. My hubby is such a rule follower I’m glad we don’t have to do that. He would never let me!
Cabinets and tile mean you will be done soon!
    Everything looks great.

Wysmama love the idea of writing a welcoming on the framing, my kids would love that. Melanda have fun breaking ground with your kids. Missy I love how functional your house is! We have a similar roofline. Amelia I love you window grids they give your house so much character.

Everyone’s house looks great , I get slot of ideas to recommend to my wife from this thread . I need opinions. Does this light look to low ? There will be a 12x12 concrete patio out there it may be a few inches lower then the sill plate of the door
  • 7 years ago

Kennedy is that the back or side that is a walkout? IMO the light is too low and too close to the door. It will attract bugs and kids going in and out will bring in the bugs. Can you move it up? or over?

It is the side walk out . Bugs is a good point I didn’t think about that .

Out in the country here so we get lots of bugs! kennady do you mind sharing your basement plan? We aren’t going to get as much daylight basement as we hoped for so I am going to need to rearrange things now since only a side will be open more than likely

It's great seeing everyone's progress! Insulation was done yesterday.

Brick layers are there today, I can't wait to see brick start to go up!

KH our basement is unfinished, I plan on finishing it myself, so we really don’t have a lay out right now .
Kylou we are pretty much at the same exact stage I think . Our insulation was just finished and Sheetrock was delivered today . What is your estimated closing date ?

I love seeing everyone's pictures and progress. Originally our house was supposed to be complete at the beginning of April. Then it slipped to end of April. Now the builder has actually set a date of May 10th. Needless to say the weather has not been our friend this winter. We have never seen so much rain (and snow) here. But we have been very happy with the progress so far. Kitchen cabinets are supposed to go in next week and the electrician is going to start installing the light fixtures.

Stopped the house today and saw a box of interior door knobs- oil rubbed bronze. Seeing them, I kind of wished I’d gone with matte black. I’m hoping once installed and not looking close up... they’ll still look mostly black, right?
    Better photos
@ kate E, we were also going for the bronze trim but ended up going with matte black all around the house.
Pinebaron, the Reolink uses cellular data and we have it added to our T-Mobile account. We havr it mounted about 10 feet off the ground on the power pole. It is charged with a solar panel, also mounted to the power pole. We get a notification every time it detects motion. We can view live video snd also hear the audio. If we wanted to freak people out we could talk to them through the camera. It has really been helpful since we only get to the build site once a month.

Amelia I love your bench did you order through your cabinet company or elsewhere?

Hiron - Do you think I should have the builder our matte black? House will be done in 3 weeks... I’m sure it’ll cost me. Or, do you think it will look “black enough” unless you’re looking at each knob up close? It’s the first thing I’ve seen at the house that I wasn’t thrilled with.

Kathy, I am guessing you need 4G for Reolink to work? I will be building remotely and would love to monitor except the cell service is spotty and often 3G.

Kate E not sure this will help you. We went with matte black which is bottom picture. They put the wrong handle on one closet door which was oil rubbed bronze which is the top picture. Maybe this will help you see the difference between the colors.

    last modified: 7 years ago

Vinmarks- Thank you!! Yes, that helps a ton!! The difference between the two is noticeable but not massive. I’m going to ask the builder about changing - and if it’s a significant cost/delay I may stick with what we have. The side by side helps a TON. It’s hard to tell how significant that little edge of bronze will be once installed. THANK YOU!

ETA - I showed my husband these two images and he really prefers the matte black as well. So unless the upcharge is astronomical, we'll ask to change!

Is anyone in the position to do a rate lock since interest rates have fell ? We are thinking of doing a 90 day lock this coming week . But I also read that rates could fall even more .
    last modified: 7 years ago

We just locked in at 4.0, anticipating early May close.

Kate E if it’s not a big dollar difference definitely change it to Matte Black. Something about the oil Bronze just bothers me if i look at close enough.
Kennady12 we should move in sometime in the first week of june. Our banker recommended us to wait till May. He also feels interest rate may fall more.

KateE...we had ORB in our last house and it had a living finish meaning it changed over time, which some people find desirable. I really, really disliked it. My knobs became very brassy and didn’t match the rosettes or my hinges.

this time I have matte black and made absolutely sure it is not a living finish and will not change. So much happier with the color.

if you are sure your ORB won’t change color, I think the color difference between black and orb is something I could live with if it’s a huge restocking fee.

if you can change to black with little cost, do it.

KateE- what color are your hinges?

Snowcountry, you might check with the company. This is what it says on their website.

"Reolink Go, a 100% wire-free mobile HD security camera, operates on 4G-LTE and 3G networks."

It is white, but we wrapped it in camouflage Duck Tape. If you can get something that will work for you, I highly recommend it. Where are you now and where are you building?

If you click on the picture below, the entire photo will display showing the camera and solar panel.

K H—The bench/cubby is custom built by the carpenter. The builder said they used to order them from a cabinetry company, but they never fit well.

Under roof, working on siding but need porches to get poured first before we can get much further across the front. Board and batten will be painted white. Ply Gem Mira black windows. Schumacher Homes Vinemont plan with farm house exterior.

Wysmama - good question, I would assume the same finish as the knobs? So we’d have to change those too- many of those are up already. I reached out to the builder and asked about making the switch to matte black!! Fingers crossed that we have time!

Love those black matte door handles. That is exactly what we will be buying.

Kathy so glad you have so much work happening. It is going up fast now!

Johnscreek very nice home! When do you think you will be in?

We have windows in and inside framing is done. Now awaiting pricing from HVAC and plumber coming next week to look.

I like that our framer keeps everything so nice and clean a the end of every day.

back of the home, south facing,

This is looking towards the front and east side from the kitchen area. On your left is the office and entery way. Right are the two guest bedrooms.

New England- love it! And yes, I am impressed with the cleanliness of the worksite. Just makes me more irritated that ours never looks tidy
  • 7 years ago

    Johnscreek - nice looking house.

Kate - hope you can get the knobs switched out! We can't do those neat handle knobs because our cats would then be able to open doors.

NewEnglandGal - also impressed with the cleanliness of the job site! So exciting - love the layout!

Quick question for y'all. One of the changes we had to make along the way resulted in these cathedral windows being super close to the ceiling. All the rest of the windows in the house will have wood casings. Would it look strange just to have the drywall crew finish these? or should I use smaller trim. it will look 'cut off' at the corners though :( Obviously, moving the windows isn't an option at this point.

I purposely did only drywall returns on my second story windows that are in a two story great room. I actually like the idea of not having the contrast of a trim color on these windows, and the cleaner bright look. The windows on the lower portion of the room will have trim. I am in the early dry wall stage, so I don't have any pictures.

Cyndy can you repost in the April thread? That way you get more replies?

@Johns Creek, are you still happy with the final product from Schumacher? We met with them yesterday re: Modern Farmhouse and are still deciding who to choose.

100%!! Yes we are thrilled with our home. In October it will be two years since we moved in. In the Schumacher thread I posted previously about the follow up items that they took care of. All relatively minor, and all taken care of satisfactorily.

What a beautiful home!! Thank you for sharing your experiences and pics 😃
