New Build... Kitchen layout help please :)

You have all been so helpful in assisting me in directing my architect thus far in my journey in building my dream home. After using some of your suggestions, the architect came back with this kitchen plan that I'm not happy with. I'm not happy because the sink is squished in the corner with not enough clean up room on either side of the sink. They did this because they were trying to keep the range centred with the island.

I'm wondering what you all think of my sketched up plans before I present them to the architect? I tried my hand at using floorplanner.com to make the drawing below - I'm a rookie at it, this is the best I could do for now.

My questions:

1. Do the work flows "work"?

2. 1 dishwasher or 2? We are a family of 4, stay-at-home Mom and Dad works from home. We cook and entertain a lot.

3. Anything else jumping out at you that needs addressing?

As always, I appreciate the help!

There is so much to consider here - the latest drawing does have the sink in an odd spot. And I'm assuming you don't want the larger double sink in the island? That, to me, would work really well because you wouldn't then be always facing the wall for both cooking and cleaning. Then you can still have a small prep sink near the back window.

If you have two dishwashers, I think what ends up happening is you take clean out of one and put dirty into the other. If you really hate unloading the dishwasher, then this would work. If not, then I don't think you need it unless you strictly want to have one for pots and pans, therefore closer to the cooktop.

Try to think about yourself living and conversing with the family in the space. Close your eyes and 'cook, clean, chat, have a drink....' You can hopefully see what can work best for you and your family and how you specifically live.

Good luck! The house looks stunning!!! I love it!

Also, if you can lose some of the upper storage (and if permit able), another window on the other side of the cooktop would look amazing for beautiful symmetry.

I think the whole mudroom/pantry/closet kitchen doesn't work. The mudroom/closet/pantry has that long wasted hallway. I have to believe there's a better way to organize that along with the kitchen. Too tired right now to think clearly but hopefully one of the gurus can come up with something.

Just wanted to add that I wouldn’t put trash/recycling under the sink. The sink comes down quite a bit in the cabinet, limiting available space for a trash can, especially once you install the pullout mechanism.

To answer some questions, I don't want the range or sink in the island. I think I spend most of my time prepping food, not cleaning or cooking it, so I would rather be facing out for that. I asked for a large fridge, I no longer think I need the big freezer.

PS) I don't mind looking out to nature to do dishes either...

@spaces by DeYoung... good point about hiring a kitchen designer

We are a family of 4 (well, 3 now that one is in an apartment). Both parents work from home. One dishwasher. Typically run it in the evening, but occasionally also in the afternoon. My storage is close to the dishwasher so it takes under a minute to unload.

The one dishwasher is fine unless DH cooks dinner (which he does more frequently now that he works from home), and he is very good at using every pot. I will actually decide which tools I'm going to use based on how much space is left in the dishwasher, or will wash or rinse a used tool. ISometimes I wish I had an additional dishwasher drawer for the overflow.

So it all depends! I'd kind of like a "cooking" dishwasher and a "dishware" dishwasher lol.

Neither plan seems great... the architects is not good.. your plan is better although the location of the ref gives me pause.. if you keep the pantry door closed then it may be an issue opening it.

The whole area of the mudroom then a walk in closet then the pantry seems odd as well. Whats that closet for? Sorry to be nosy!

It is really nice to have your water source and cook top on the same countertop. If you took the architects plans and moved the wall ovens to the ref wall and just do a ref there ( additional ref /freezer can be on the pantry or the other closet). Then redesign that single run to have the sink and cooktop...

This will be a great space!

We live in a cold climate and plan to enter our home through the garage. That closet would hold our family’s coats and boots etc.

The WIC near the front door would be for our guest’s winter coats. In the event that we could not navigate stairs this closet would become part of our master en-suite.

...adding to the above comment...there is an office that is not shown on the main floor just off of the powder room
