I would just de-clutter and deep clean. Let the listing price reflect the current kitchen. That said,what do a couple experienced realtors in that neighborhood recommend?

is that the extent of your cabinets? it should be pretty cheap to stick in some new ones. a few thousand for those and another 1K for a prefab countertop.

look on craigslist. You can't believe what I see for sale on there when it comes to kitchen cabinets. I frequently see almost brand new maple or oak cabinets for sale with appliances and countertops for less than 2K. sometimes cheaper.

another option would be to find a local carpenter to see if he can make you overlay doors and new drawer fronts. you don't have that many. still would be cheaper than 8K for a new kitchen.

But, first I'd interview a few local realtors and see what they say. they know the area and what buyers are looking for. investing 5K for a newer looking kitchen that brings you in an extra 25K may be worth it. Or, if they think a new buyer will just come in and rip everything out to redo, save the money and leave it as is.

It's not bad. I agree with hollybar. See what the realtors say. I bet they'll say to price the home to reflect the current kitchen. If the next owner wants to pay to remodel, they can and they'll get exactly what they want. A lower selling price will mean that more people can afford it, including some who can't afford to remodel today (but maybe after they save up)

I think it's rare to get 100% ROI on remodeling unless the place is really really bad. I also doubt you can get a new kitchen for $8000. What did you have in mind? DIY, yes, but even materials can add up.
