You're looking for "custom" not to exceed 320 k finished, and 2500 sq feet. That's 128 a sq foot and it "ain't!!" happening. The most budget conscious kitchen on earth won't be less than 50 k and a Home Depot level bath will eat 45 k.

A bigger budget, or a smaller by a LOT, house. : )

I agree with upgrades are a budget buster. Builders bank on people wanting the cosmetic razzle dazzle and charge ridiculous amounts for upgrades. Have you thought about having the basic home built and acting as your own GC for the flooring, kitchen, baths, lighting, etc. The stuff that you can easily save money on and find the trades for.

Easily? It depends, on your bank. If financing the bank may not allow this.

Honestly with that budget in that area from what I know you are going to need to use a national, developer, tract home quality builder or severely up your budget.

Well specifically it would be in Clinton PA. Honestly I’d go as low as 2200 square feet if need be. I have actually gutted and remodeled my current kitchen and bathroom at 12k(including appliance) and 2500 respectivel so I disegree with Jan. i Don’t need completely custom per say, I like some companies plans and would be willing to use those. I care more about over paying for thing however that could be done for significantluck less.

How do you even know you need 2200 square feet? I've done fabulous empty nest space at less than 2000 square feet, A great footprint, a pleasing elevation with very well planned interior space is far less about square feet quite often, than it is about size. .

I would encourage you to get an architect, get that great plan, be very flexible, and then proceed with someone who will LET you do this run around of less expensive sourcing. At your wish list of size and budget? That is NOT going to be most local builders.

This is not your own diy reno. Take that advice to the BANK.

Dan, I was wondering where you had enough flatter land to build a large (for Pgh) ranch in hilly Pittsburgh. Clinton is a lovely area in a great township. I know because I also live in Findlay Twp. LOL I think if you put in some of the sweat equity, you could build it for that price. People in other parts of the country don't understand the affordable cost of living in Pittsburgh and don't understand the resilience of Pittsburghers.

Functionthenlook, Yeah it’s a nice plot of farm land that me and my wife inherited on her side. Already cleared and is mostly flat I would say. Pretty close to the street that I do believe has sewer and water. I’m just looking for a nice build. I actually like Schumachers Anderson and charleston plans that they have a lot. I am just worried about being overcharged for the upgrades. Me and my wife are simple so it’s nothing crazy that we want. I do want stuff like granite counters, simple flat ceilings, vinyl floors instead of hardwood, stuff Like that. Don’t need the elaborate moldings (just simple), vaulted cielings, tiled walls and cielings in bathrooms, etc...

Lucky you inheriting farm land. Good luck building. We built our last house (Shaler). If we were younger I would have no problems doing it again. I would love a large ranch. They are few and far between. We looked for 9 months with no success finding one. Most are as they say in real estate "cozy".

Yes we are certainly blessed. I’m a PT so I’m building for us to be able to have no issues growing old in it. I just need someone to build it.
