Addition/Remodel Suggestions

My house is currently 1334 sq ft, 3 bedrooms and 2 full bathrooms. It's a raised ranch with a crawl space under it and a detached garage. The current master is 150 sq ft with a 55 sq ft bathroom. The other two bedrooms are 93 sq ft and 103 sq ft, not counting the closets.


We have already updated the kitchen, dining room, living room, bathroom, and laundry room. We are getting ready to move on to the bedrooms. We want to build out and add a bedroom, about 276 sq ft, absorbing most of the current master bath as part of a new master suite. Building up is not an option. We are debating combining the two small rooms or leaving them as is.


Is it better to have a 4 bedroom house with two small rooms rooms or a 3 bedroom house with more proportionate rooms?


(We will consulting a realtor and local construction companies, but I was curious what people here think.)

    How does your local tax assessor determine your property value and tax? How does your insurance carrier determine your property value and insurance rate?

    Jan Moyer - Thank you for your input! We are currently trying to conceptualize a plan. My husband is working on recreating our current floor plan but not the new plan yet. (He is one owner at a 3D graphics/animation studio) It seems like we need to decide on the number of bedrooms before he makes a plan though.


    Virgil Carter Fine Art - I need to look into our home insurance.

    I found that my local property tax rate is 1.84% . My county auditors website isn't great, so it isn't really clear how they calculate market value. Their Handbook defines market value as "The County Auditor's opinion of the property's potential selling price on the open market, between a willing seller and a willing buyer." I just reached out them to see how they determine their opinion.

    You don't need a plan in 3 d. You need a flat piece of paper, a big sturdy measuring tape and a sharp pencil, with a good eraser..........and a scale ruler with a 1/4 inch scale side in your view.

    No bells and whistles, add actual dimensions boldly when you post, as is and proposed. Fancy schmancy won't change reality, and all that counts are inches.........logical flow, traffic and furniture considered.

    No arch gives you 3 D.............at least not until flat on paper.Sky view? Avoid that too. Just another whistle with the bells lol

    Jan Moyer - We won't be doing a 3D plan any time soon, if at all. He is working on a simple 2D floor plan, it should be done this weekend. It'll be much easier to make any changes/corrections and decrease errors with his program. Plus he will be able to replicate the file to adjust for the new plan as opposed to redrawing everything.

    Your price to do this will move you out of that neighborhood. It’s not worth doing so much to a split. It’s still a split when you are done.
