I think we need to know a bit about your style , What do you consider a total over haul? The big item is budget and the kitchen which we don’t see could use up a lot of that money. In order to get real help you need to provide a lot more info and for sure pictures of the kitchen.

When you said there are hardwoods "under all rugs" did you mean carpet?

I would:

• Remove all the carpet/install hardwood
• Remove all of the curtains
• Whitewash the brick fireplace

I don't know about you, but I hate dark trim, so that's the first thing I'd do is paint it white.

my opinion is that windows, doors, and kitchen make up the house. if you have those current then you are good to go. most people look at the kitchen as the main focal point of the house.
