Bermuda Seeded in Phoenix

There are many people who believe it takes a long time for bermuda seed to germinate and grow. The following images show a lawn in Gilbert, AZ seeded on June 23. A week later (July 1) the seeds had germinated. A week after that (July 8) it looked like a lawn. For some reason Houzz is giving me trouble uploading images, so I'll try posting them one at a time as replies to this msg.

I, and others, have mentioned many times here that the soil should be hot for bermuda seed to germinate. If you plant it in March, you're going to have to wait until the soil heats up before the seed will sprout. In the mean time, assuming you're watering the seed, you're going to germinate every weed seed in the soil long before the grass seed gets close to germinating. But if you wait until the soil is hot, bermuda seed will germinate very quickly and start to spread immediately.
