New Construction- Kitchen Advice

Hi everyone, would love some advice on our home remodel. Some context, the home is on a super wide lot, so the floor plan is wide and we have some weird steps on the side and back due to some setback limitations. Given that, we have tried to maximize our square footage as we really want a ranch house.

The main questions for us are:

  1. The kitchen, family, living and dining rooms are 10ft ceiling. We are debating whether to go all the way to 10ft for the cabinets. The corner of the kitchen next to the garage (highlighted in purple) will also have cabinets. 2. We might change the appliances to use that corner as a spot for our wall oven. We don’t do a whole lot of baking but will be helpful in a pinch.

For whatever it is worth, this will be a farmhouse with a fair amount of modern elements to it

i don't see a Pantry -- do you plan to have one somewhere? If not, consider a small pantry in that corner.

Something else to think about...Kitchen workflow is:

Refrigerator --> Sink --> Prep Counterspace --> Range

Ideally, your Kitchen and appliances should be arranged so they follow the natural flow without having to backtrack or do much in the way of zone-crossing.

    .

Is that the Laundry Room next to the Guest Room and in front of the Mudroom? Do you really want your guests to walk through your Laundry Room to get into the house or to get to the bedroom? I would not want my dirty (or clean) laundry on display for all to see!

Find a place for the Laundry near the bedrooms where 99% of the dirty laundry comes from and clean laundry goes back to.

If that's not the Laundry Room, where is it? (Maybe I missed it...)

    .

In the hall bathroom (b/w BR 1 & BR 2), I would only put in one sink. We have a bathroom that size and there is no way 2 sinks will fit and allow you to have adequate counterspace. Instead, put in one sink:

    • Be sure you have plenty of room b/w the tub and toilet and b/w the toilet and sink, including room for a trash can
    • Add a wide enough cabinet & counter to have plenty of counterspace on each side of the sink.

If you have children and are thinking they might both be in the bathroom at the same time and each have their own sink -- don't! Believe me, the amount of arguing you will encounter b/c there's no space for them both will not be worth it! That's one of the best pieces of advice a friend gave us when we built years ago! Each child is in there by his/herself! Trust me!!

OK, just found it...in the Powder Room. Really?? I re-emphasize my comments about laundry being on display! Even if you have bi-fold or similar doors to hide the machines, where are you going to put the sorted dirty laundry or hang your "hang dry" laundry or .... (the list goes on).

Powder Rooms should be guest-worthy at all times (and shouldn't have the smell or heat/humidity laundry machines put out).

I suggest you also post the house plan on the "Building a Home" forum as they can give you more advice on flow, etc.

I think the laundry room is joint with the powder room next to the foyer... not sure if that is ideal (do you want to rest clean laundry on the toilet? and are you comfortable with people using the powder room if you have a load sitting in the basket in the same room?) Could you maybe have a hall accessed laundry closet - by stealing that space from the master closet?

Great feedback, thank you! The laundry was originally planned in the powder room but we decided to move it to the master closet area.

Helpful feedback on the order of operations, we could change the location of the fridge to next to the sink to help with that.

Any thoughts on Cabinet height for this house?

You could add a prep sink to the island, and move the clean-up zone to the short wall, to separate the work zones. This plan would have a range between windows on the back wall.
