Thank you. We are open. I know we will have dark oak floors, but that's about it. attached a couple of photos that I just liked. We would not do a raised hearth because the room is pretty small.

love the first one with the washed brick very classic. will you be having built ins? where does the Tv intend to be?

I feel your pain. I lived with our unfinished bedroom fireplace, no mantel no built-ins around it for 9 years until I figured out what I wanted and what my husband could do. (I think he did pretty well). For the kitchen I wanted aged brick, an antique look brick. That was fairly easy for us to do. The bedroom with the book shelves was much more difficult. Like you we did not have the room for raised hearths. All I can offer is take a deep breath and take your time.
