agents ignore Zillow inquiries?

A couple weeks ago, I put in an inquiry on a vacant lot though Zillow and was never contacted. Three days ago I put in an inquiry on another lot and so far have still had no response. Is this unusual?

I have made a phone call directly to the seller's agent's office today.

Zillow does not always pass the inquiry directly to the agent as there are advertisers who pay for leads. What you did makes sense - by contacting the agent directly who published the listing. Most of the times when a buyer inquires about a property on Zillow, the lead gets routed based on an auction model -- so if there are 10 local agents competing against each other, one of them will get the lead as opposed to it going to the direct agent. That's how they make money. Hope this helps

"find an agent in that area to work with to find your land."

Sounds like that was what he was trying to do.

I have been using Redfin.com for everything. Try searching your properties through that website.

Going through Zillow is really hit or miss.

Their new process is to screen the buyers so the agents don't get the inquiries directly like they used to get them. These are telemarketers that are screening the buyers. It's a real fail on Zillow's end IMO.

Use your current agent to find an agent that works in the area where you want to purchase the land.

Or go to CRS.com and click on Find an Agent.

Sometimes if an agent gets a request for a property that is priced in the very low end of the range, they will just ignore it. It's not what I do personally, but I know agents that do not want to spend the effort and expense to help someone find a $30,000 lot, when they could be spending their time working on leads looking for a $300,000 property.

I treat all leads the same, as I have had clients looking for a cheap lot, and then decide on purchasing a resale for much more.

Bingo! That is the case exactly here, ncrealestateguy. We have not engaged a buyer's agent at all because the amount that they would make on the deal is paltry, really paltry. The value of the lots I've been interested in is very low. The seller's agent facilitating the deal even alone is barely going to make anything in this case.

Anyway, we yesterday made an offer on the property in which we're interested.

    Good luck with your offer.
