I can't be much help to you but if you think your tree is sick, you may get some help from your local county extension agent. The only maintenance I do for palms is ferilizing as recommended by UF IFIS and cutting off the fronds after they have turned brown. Palms need the green fronds to produce food for themselves, but it is so common to see extensive cutting - and the trunks get thin.

I think they are susceptible to yellow palm disease. All I know is from that photo,you are correct it's not what it should be.

Are you using palm fertilizer on your tree every four months? If so, in addition to that, every once a year (usually in early spring, but you can do it any time the tree needs it), you need to feed your palm tree with manganese (not epsom salt). The manganese will have directions on the bag on how much to use. Plus, it doesn't hurt to scatter a handful or two of epsom salt around the tree every other month, because our soil has absolutely no magnesium.

i am in Florida, I don’t water it at all since we are very saturated in the summer. I also never fertilize it. However, I have a similar palm 30 feet away that is absolutely thriving so I don’t think it’s a soil thing. I may try the magnesium application

Not magnesium, manganese. Two very different animals.

Tap the trunk to see if the roots are infested with ants. I've treated many palms with discolored or dying leaves due to ant infestation.

Steve, there were definitely a bunch of ants on the lower portion of the tree. Mostly black ants; i sprayed really really good so hopefully that helps. And, I also applied the manganese last weekend so let's see. Thank you for all the responses. Also, I found a big rat nest in the center up top, killed the rats and hopefully moving forward from here.

What kind of black ants? Big black ants like carpenter ants or little black ants like fire ants? If they're carpenter ants, spray won't touch them, and they'll hollow out your tree until it dies. You have to get to the next to kill carpenter ants, which is very deep underground, and may not even be close to the tree. Use Amdro and see if that gets them. Carpenter ants are nearly impossible to get rid of without professional help.

Don't use Amdro at the base of any palm. I know of one nursery that poisoned the palmettos it was selling to customers by using it on their rootballs.

Definitely not carpenter ants, they are small black ants. I sprayed a mild ant killer spray on it and it seemed to do the trick.
