Good morning. This spring we had a screened in porch installed. The walls / ceiling / etc are pressure treated pine. I am looking for the finish that will be the longest lasting in North Carolina. I am less concerned about the particulars of its appearance.

What would you fine folks recommend? My options seem to be:

• Oil based primer, then oil based two coats of paint
• Acrylic paint such as Behr or Benjamin Moore
• Stain and seal

I'm willing to pay more for quality, but I would like to choose the proper finish type. I am not as familiar with the pros / cons of each. We will be paying a painting service to do the work, and it is outdoors, so I am less concerned with ease of cleanup, VOCs, cost, etc. I'm mostly focused on longevity.
