Better photo of the counter and vanity lighting please.

Yes painting it would be a mistake. So let’s look at other ways to improve on a budget before a sale. Lighting and wall color need to be studied. I’m thinking the wall paint is a bit too grey.

thinkdesignlive, thank you. I'm embarrassed to send photos! The mirror is the old one and my plan is to replace with wall to wall mirror, no frame. The pendants were a huge disappointment as they are not bright enough, but we replaced the pot lights (for the same reason)(they were too high up), and I thought a little 'bling' would be nice. Husband is firm on not tackling that again! So, the plan is a plain mirror, and perhaps a better paint color, although I have looked at a million and painted 2 times. First was Intense White, which looked very blueish/greenish, The master is shades of grey. Thank you for agreeing that painting the tile would be a mistake.

I think that adding any grey to this bathroom is/was a mistake. You aren't updating it by adding grey, you are following a trend, one that does not go with the existing fixed elements in the room.

Have you changed out the bulbs in the fixture? A daylight/more cool light?
I think installing the mirror will reflect more light too. I’d leave the rest and just clean/remove any clutter for showings. These pics are taken at night...your listing won’t be and buyers will likely visit during the day.

Leave it. Looks fine for selling. Put some nice towels and a candle in there.

I agree this is probably a rip out by any buyer so I would not bother at all just nice and clean , no perfumed air fresheners a stack of white fluffy towels take the little lamp things off the back of the toilet , find a home for the toilet paper not beside the toilet and be done.

I will take a photo once I am ready to sell, it'll be as nicely staged as possible!!!
