What do you a "vent" that hangs down from the ceiling?

We need to have more info. Is this a basement? Why do you need builtins or book cases . Most of time they are just loaded with a bunch of stuff not worth displaying. Do you need the FP for heating or just because it is all ready there. To mount the TV abive the FP will make it too high for proper viewing. What is the purpose of “big” furniture? A to scale floor plan would also be very helpful along with the pictures

What do you want the bookcases to hold? I don't think they should be on FP wall. And FP is too high for TV especially when you have other walls for it
