The floors are UNSTAINED. They look to be natural ?red? oak. They don't really get much lighter than that. Other than using something like Bona NordicSeal (which adds a white frosting to the colour), you will need to go DARKER.

And PLEASE rethink the full sand/refinish on well maintained wood floors. Solid hardwoods have (roughly) 60-80 years of life. Each time you REMOVE a finish you REMOVE 20 - 25 years of life from a floor.

Example: let's pretend the floors are LESS THAN 10 years old. That means the finish is LESS THAN half way through it's life cycle. If left alone that finish will last another 15 years before it NEEDS to be refinished (as in the finish is showing areas of raw wood = physically needs to be redone).

That means a 7 year old floor (and 7 year old finish) is going to be STRIPPED of 18 years of life. That means this hardwood floor will NOT run 60 years. It will not run 42 years. Why? Because you stripped off 18 years of life before it had a chance to 'live' those years.

Excellent. Now imagine you add a stain. And that stain turned out a little too dark. Hmmm. Well you try to live with it but after another 7 years you don't like. Now you set out, once again, to sand/refinish your floors ONCE AGAIN. Wow. Now you are REALLY burning through your wood floors.

You have just dropped ANOTHER 18 years from the life of that hardwood floor. That means your floors will have been reduced to a life span of 24 years INSTEAD of the 60 years they were supposed to last.

That means you have ONE MORE sand/refinish left. Yep. You change your mind ONE MORE TIME and your 'lifetime' hardwood floors are finished. Done. Dead as dead can be. You will need new ones before you have a chance to enjoy the real benefit of hardwoods = 60 years of service.

Please reconsider the sand/refinish. The average cost of a sand/refinish = $5/sf. The cost to remove the furniture and store it for 2-3 weeks = extra (many people rent a container and store the furniture in the container that is left in their driveway). The cost of living somewhere else for 2-3 weeks = extra.

The 'real' cost is to the life expectancy of the hardwood floor.
