bottom level is a family room, bathroom and laundry room. I'd like to extend to the right making a 3 car garage, larger master bedroom and another bedroom.

What are your construction setback limits? What is your design budget? Your construction budget? Is your home valued at least 100K under your neighbor homes? Or would that investment price you out of the neighborhood? Are there existing homes that are more suited to your needs that are roughly 200K more than yours?

Its valued at 650-700k. I was hoping it could be done under 80K. I would have no idea what it would cost. There isn't much on the market in that range and my property is quite large compared to the rest of the town. Selling IS an option but not for anything on the market now
