top floor & basement renovation

We are having a dilemma about the top floor (middle floor plan) and how to rearrange it from an apartment.

We want a master with en-suite bath, then room for a second bedroom down the road. The current bath is at the back of the house, is small and right by the stairs so there’s not a lot of room to expand. Plus back of the house has the best light so we’d like to open that up.

The basement is unfinished and we need to think about where the bath and laundry should go, so also need to think about the whole floor plan.

What ideas or experiences have others had?

One other thing I really want to do is open the ceiling to the rafters!

That house will never be worth spending as much money as all of your must haves will cost. Start looking for a new one.

So, a "row house", the only natural light the interior receives is from the front and rear. Consultation with a licensed Architect in a design & build firm, who will likely broach the possibility of replacing (at least) most of the back wall with glass. After recovering from the "estimated cost", explore your options.

It sounds like you've been watching the "home improvement" television programs. They don't actually exist to help you improve your home. Their sole purpose is to move money from your pockets to those of the programs' producers and sponsors. And in this case, a LOT of it is going to move, quite a bit more than you will ever get back when you sell.

On the other hand, if you're more well off than HGTV and Sherwin-Williams, you probably don't have anything to worry about. :)
