How long are you planning to live in this house? Why are you considering the resale? The value of TM countertops all depends where you live, what the market is like, etc. And in today's market, where realtors can't even show homes, it's a crapshoot. If you're planning to live in your house for 5 or so years, get what you love now. If it's tastefully done and well maintained, chances are that most buyers will love it enough to put an offer on your house. And if they don't, the buyer will surely rip it out and install something they love.

HI -- Look for discount stone suppliers for better cost savings . Consider putting a maple cutting board top on the island . I don't think that pot rack hanging up so high is the best look for your kitchen. I find those things make a kitchen look very cluttered and are you 7 feet tall ? Maybe a beautiful globe style light fixture will look a lot better . I love the floors !

The kitchen is going to look very nice, although, I agree with above, I dont like the pot rack there, and yes, I do think it is way too high. A couple of nice pendent lights would look beautiful there.

You’ll never get your money out of that kitchen on resale. Choose a counter with roughly the same colors as your floor. Siena beige granite , colonial cream, or something similar would work, as would solid surface. Really, consider Corian. And remove the pot rack.

As we all know a lot can happen in a couple of years. Get what you love. You will be in that kitchen everyday. You seem to think because your home is 1600 sq ft that it doesn't deserve

an expensive counter top. A lot of factors go into resale value and sq footage is just one of them.

Also I am in agreement about the pot rack.

Your floor will be the deciding factor in counter top so I can see why the Taj Mahal .Honestly there are lots of people who would love well done renovation in a smaller home maybe for retirees or young couples just starting out. IMO a good house in a good area will always sell. That pot rack has to go. Get some nice island lighting hung much lower and choose the counter you love.
