Need a tree ID (SW Houston - zone 9a)

This tree is in the neighbor's yard (rental property) and receives zero care -- some years, it appears dead. It's ~ 15-20 y/o and stands 30-35 feet tall. Each blossom appears to be five-petaled, with the brown part (seed?) measuring ~ 1/2" long. The white petals have the slightest pink tinge to them. I've included pictures of the trunk in case this helps with ID, as well as a silhouette of the leaves against the sky for contrast. There's also a huge hackberry tree growing right next to it, so ignore those leaves in front of the trunk. TIA.
