Stop using stuff to fix this until you know what you're fixing. Using fungicide even once is not a good thing in general.

What is your watering schedule? How often and for how long do you water? Have you gotten much rain this year?

Been raining for the last two weeks just stop this week...........have not been watering because of the rain

Great that you're not watering during the rain, but when you were watering, what was the frequency and how long? I'm asking because overwatering will cause the grass to turn brown.

Watering once a week have 1 zones in that area 50 minutes per zone

I should have asked for this earlier...can you please take a picture of the grass very close up - 6 inches away, on the yellow blades? Preferably on an overcast day or have someone make a shadow over the area of the photo.

Yeah, I should have led with that question. Most defs a disease. If it has been at least 3 weeks since you used the fungicide, then you could try using ordinary corn meal from your local feed store. Cost for 50 pounds should be well under $10. Application rate is 20 pounds per 1,000 square feet.

Corn meal only seems to work in St Augustine. I've been using it for almost 20 years now with success every time.
