My builder uses Houzz Pro to plan the timeline and give detailed estimates and daily updates with photos of progress, and provide invoices at pre-agreed key points in the build. This made the whole experience much more efficient and stress-free.

The last Joan Senior. So very very white today.

Wind Frills and Sovereign Queen

VT Sophie started yesterday

Pinhill Claret Symphony. First year from Celeste. This is about the 4th bloom, the first 3 weren't worth photographing. Hopefully it will be amazing next year like it is for Celeste.

A better shot of VT Rose Rosy than the one from the other day.

Another from VT Fondly Kin. I am continuing to hybridize this with others in hopes of some more really good very lates.
