How can this bathroom be better arranged?

I've got a pretty bizarre bathroom that was retrofitted into an 1875 structure that used to have a staircase and medium size hallway with an 18' vaulted ceiling; in 1990 the staircase was covered over and a loft was built above this space to house an HVAC unit and water heater, therefore chopping the height in half.

The space has two windows for light, two doors to access it, and lots of nooks and crannies due to the 90s loft construction. Also, I really don't mind the two doors as they service two separate portions of the main layout; service areas and a public stair hall that goes to the next floor.

  • Does anyone think it's possible to split this into a half bath and bath with shower?
  • What would be some ways to better utilize the space where the downward staircase was located? It has a pretty high ceiling vs. the 8' or so ceiling in the rest of the space.
  • I'm pretty much aiming for clean, simple, and utilitarian. All ideas are welcome though and thank you!
