Depends on the market. 2/2 for singles sharing, and 3/1 for families.

It's a property in San Jose that has 4 units. Trying to decide in 2 of the units, I can go either 2/2 or 3/1. Thanks for your input.

2/2. 1 bath unit is harder to sell/rent. Can you make it 3 bed 1.5 baths?

I would ask a realtor who sells income property. If your units are upscale, I’d personally do 2/2. If , however, your units are more suitable for lower income residents, I’d do the 3/1.

Consult with a couple of realtors doing business in the area. They will have better information regarding demands of the local market. Neither answer is wrong, but one may be better for your area.

I know I have posted this before, but from someone with 30 years in the rental game... the location of the rental determines your rental pool, the particulars and condition of the property move rents up and down in the pool.

I am currently building some 3/1's, I looked at some lots about 6-8 blocks away that would have been 2/2's. Moving even a few blocks can drastically change your rental pool. In this case the 3/1's back up to a park and are in a great school district. The other area, only a few blocks away, is boutique shopping, restaurants, and bars.

While that applies to rental, it doesn't really change for selling. A more desirable rental is usually a more desirable home...

Talking to a realtor familiar with your area is always a good idea.

1/1's Are good options if you are near a university. It all depends upon location. Consult with a few realtors.
