The same OP asked about appraisers yesterday. It's possible she is looking for an appraiser to help with pricing rather than an agent because she wants to sell without an agent. If that is the case, you can contact your trusted loan officer to get a recommendation to various appraisers if they know of any.

Most realtors will do a free market analysis and present it to you before you enter into a listing contract.

More info needed for sure. My favorite appraiser here in rural north Missouri isn’t going to do her much good if she lives in Southern California, Liverpool, or Butte.

Most of the country is in a sellers market. Homes are selling above market value. What good is an appraisal in this type of market? This might help you to understand why an appraisal is no good right now. I listed a townhome the other day. Market value with a market anaylsis was about $255k. It shows very well, there are currently no others available. I told the seller, the market is good, lets push it a bit to $279,900. She has a master down which is very desirable, it might sell to a cash buyer. Sure enough, it went into a highest and best scenario. It went up in to the 320s to a cash buyer. Had she sold on her own for appraised value, she most likely would have taken her first offer for $255k

The definition of market value is the price paid by a willing buyer to a willing seller. So, it is rare for a house to sell above market value. A house may sell well over appraised value because appraisals are based on previous completed sales, not current market conditions.

If someone is trying to price a property, real estate agents are likely to have a good idea of the local market conditions.
