2500 sq ft isn't small. I've had 2 bedroom apts at 750 sq ft or so. Why only 1 bedroom?

As a landlord I strongly recommend adding a washer and dryer. I’m not a fan of stacked. I buy a quality front load washer (LG) and get a basic dryer (GE). If you stack them, when one dies, then you have to (hopefully be able to get) the same brand in the same size or replace both. And the sizes and stacking kits change over the years. And stacking kits are unique to each brand. At the cost and inconvenience of doing laundry at a laundromat you could easily add $50/month to your asking price. Consider a DW. Go to MrLandlord and spend time on their Q&A forum learning how to be a landlord. And when screening tenants remember to tell them “if you like loud music, loud parties and loud television you won’t like it here.” On that note, be sure to think about how you are going to reduce sound transmission between the units. Upstairs/downstairs apartments can be the most troublesome for noise between tenants.

If this is a long-term rental I would like to see the bedroom and bathroom off a hallway rather than opening into the main living space.

I think you will have to have direct egress from the bedroom to outside to meet fire code. Google egress window requirements.
