Mini kitchen refresh

Hi,

This isn’t our forever home as we will be putting it on the market in the next year. However, I need to brighten the room up. it doesn’t get direct sun and there isn’t any natural light coming from the west side of the house because the bathroom and laundry are to the left of the kitchen in this picture. We will be putting a round jute rug underneath the table. Open to suggestions for that As well as paint colors, light fixture and new window treatments. As much as we want to replace the floor and paint the cabinets.

living room and dining room are. Edgecomb gray and it has significantly brightened the downstairs.

First picture is from previous owner. Please don’t mind our table with all of the stuff on it. lol. We just got the Whitesburg table from Ashley and it has made the kitchen seem brighter!

    Glad you are not painting cabinetry--it would work against your price at resale. The floor is a must to fix. Big job and messy but the key to selling a home at optimum price isn't embracing the latest FAD in kitchen decor it is making it CLEAN and MAINTENANCE free. No homebuyer wants tackle a tough MUST DO job like a broken tile floor!!! Other than the floor there is nothing glaringly objectionable. It is your issue and must be the focus. Paint won't hide that!!!

    I am not trying to hide the gashes. I need to paint my kitchen though so I need paint suggestions.

    I live in in a suburb north of nyc. I am not worried about floor not selling my house. Houses in that price point Are getting into bidding wars updated or not.

    If you want help then you need to listen to the help given. The floors need to be done they send a red flag that there is something wrong somewhere that is what is causing the cracking. As for brightening a space you start with the lighting cange all the bulbs in the house to LEDs in 4000K it mimics bright daylight .Updated is one thing fixing glaring problems quite another.

    I mostly was coming on here to ask for paint suggestions. I mentioned the tiles so people wouldn’t ask what was underneath the table. We have had Contractors look at the floor. They are not “cracks“ they are more like holes because of things dropping. I forget the name of the tile but it breaks easily. I wanted suggestions on paint, lighting fixture for over the table and a jute rug. Thanks for your suggestion.

    Pick a white or creamy white that works with your cabinets, and a complimentary trim color, or go bold and do the trim in black, with the walls creamy white. If you don’t already own a fan deck, go to SW or BM and get one ($>15 iirc), that way you can play with many of the whites and see what interests you.


    Regarding a light fixture, not sure of the overall style of your house or your price range, but I’d either go full on classic brass or something modernish. Riverbend Home, ouT of NH, has a lot of lighting, and there’s always Hudson Valley Lighting, which has some great, fun and interesting options. Tho I’m not a fan, I’d keep the can lighting, maybe look at some warm LED bulbs, and get a stunning chandelier over your table.


    Regarding a jute rug, it might be a good time of year to look at outdoor rugs on sale and see if there’s something that meets your needs. I like jute, but I do think you need some pattern in your space (I realize that jute adds texture, which also be good), what about a classic, but faux, oriental rug, like from Ruggable if your choose a classic chandelier or a punchy modern leaning one if you choose a modernesque chandelier? Your window shades could be updated to a more modern and colorful pattern.

    In order: change the light bulbs to 3700-4000 K "bright white", have floors professionally cleaned so their colors are as light as original, then pick an off white paint that coordinates well with your floors and cabinets. Any money spent on curtains or other window treatments will be a gift to the buyers that they may discard. Consider classic white cotton curtain panels from Target, Ikea or Walmart, not something expensive.

    A tile shop or the professional tile cleaners should have references for people who can repair floor tiles. It might or might not be worth doing, depending on how much damage there is. If you are handy, you could try it yourself.     thank you. Yes, my father in law is a contractor he tried filling the holds. Thanks for the recommendation of contacting a tile shop. Apparently the tile is travertine isn’t durable.

    Also there is a soffett and my heaters around the nook. Do you still recommend curtains?

    I see the baseboard heaters now, thanks. What are your current window coverings? Do you actually need privacy in the windows for the next year or could you omit the window covers? White fabric Roman shades would be fine.

    No natural light? You want to brighten up the room? Simple: no grey anywhere, and get better lightbulbs.
