I need guidance on my Ficuses please!

Hi all I need help with my two Ficus trees which I got from Costco roughly four weeks ago and I’m new to plant care.

The Tineke had spider mites which I treated with DIY neem oil spray (three rounds so far, 5-7 days apart). I live in Canada and systemic insecticides are hard to find. I thought to up-pot the plant due to pests so I used 5-1-1 mix (which is more 4-1-1 because I can only find orchid bark. Potting mix and perlite). I did this about a week ago. I completely removed the old soil and washed the roots in a pot of water before potting it in the new mix.

Some bottom leaves have brown marks and are bumpy. I wonder if this is neem oil burn? I want my plant to be happy. What else can I do for it?

The curly Benjamina I up-potted with the same mix because the original soil was still moist/wet after two weeks. I also noticed possible spider mite infestation (webbing) so I treated it with the neem oil solution once. My concern with this guy is the brown tips and brown marks underneath the leaves. This has been going on prior to up-potting and pest treatment.

Both are in west facing window. Temp is 20-21C and humidity 55%ish. Thanks for reading and I would appreciate any help.
