In many states, a certified termite inspection certificate will be required to close. A pest control inspector can issue this certificate. They are usually good for 30 days. If they find active termites, you will need to pay for a treatment. In old homes, it's not unusual to find past activity. and no one does much of anything about it. The key is current activity. Is any of the activity is fresh or recent. If it is, you will have to remove the critters and potentially fix the damage if structural.

Ask to see the report from the pest inspector. It will indicate if the termites are live or not. There are different types of treatment depending upon the type of termite (drywood or subterranean). Then the repair of the damage is the next step. Here it becomes a point of negotiation for treatment and repair. Check with your agent to see what is customary in your market today.
