About the fireplace I don’t understand your question? Do you mean the whole wall or just the little shelf looking area underneath it?

You mentioned earlier that you were doing a cement fireplace, right?, and so I'm wondering if you are keeping the whole face of it gray or planning to have it painted a color, like white? Just wondering as if you are thinking of keeping it gray, would a gray rug be an option to explore?

Such as this 10 x 14 as you can see that it works with white and black. Just don't know if I'm on board with it if you go with those RH brass coffee tables or the emerald bench (if the bench ends up in the LR). Though it would look nice with the RH chandelier.

Though this rug is different, it will give you a visual as far as a gray rug with white sofa's and black accents. The fan though a lighter finish than the RH chandelier gives you a general visual how the chandelier would look on the ceiling. It looks like the bookcase might be brass.

The fireplace will be a wall unit. The whole house is block and cement. But that particular wall I plan to do exactly like the inspiration photo so it will be white with black fireplace and that grey shelf underneath.
I thought about a grey rug because there are a TON in the 10’x14’ but it’ll clash with the gold and won’t flow with the DR. No go on the grey.

These are the chairs that I have currently. What do you all think?
I can have them painted black and upholstered in same fabric I use for the bench. I’m trying to use some things that I have already also. I don’t want to have to refurnish the entire house! LOL

Painting and reupholstering will probably come to the same price. I’m thinking maybe use them outside. The sunbrella is weather proof. Maybe weather proof the wood part or something

Cool chairs. Look hard to move around! I would recover but just use a wood cleaner on the wood. Good for another year after you move in.

Not crazy about the look. Just to “done” for your aesthetic. Don’t get desperate to check off to do list and waste your money. You are a year away from moving in at least.

Those chairs look quite frankly "cheap." I know you are looking for chairs that are bullet proof regarding the upholstery but is it really a big issue for you to be so concerned? If it is, then maybe an all wood chair would be the way to go. Do you think that the majority of the time that you and your son will be eating at the island? If so, maybe the kitchen table ( I can't believe I'm saying this) should be glass so it isn't so heavy looking and you could use wood chairs.

So the first ones look too casual and the second ones look too “done”. LOL

The use of such large chairs for the dining room may depend upon the legs of the table and the number of people you would normally have at dinner. The armchairs could be the master chairs and armless side chairs might fit better. If you and your table mates like to linger and talk after dinner, the armchairs would be more comfortable.
