That leaves the back of the room empty, so a perfect spot for a wide buffet which will also serve the table/chairs.

Thanks for the reply JudyG, but the distance between the fireplace and the wall opposite is not much for a great viewing angle. We watch TV pretty regularly and this placing would mean a lot of neck strain.

Moreover, we have a fresh air vent on the wall opposite the fireplace so cannot really close that with the couch.

Would the sofa and love fit in the front corner..sofa on front wall and love seat next to fireplace? Making it almost as if it were a corner sectional?

Now the t v mounts across, on the long interior wall. That will still allow for the 3’ walkway into the house. I know that leaves an empty end, but there are lots of things you could do with that space.

Probably you could design the frame to hide any wires .

I put the dining (now you can go larger) with a serving console.

In the small space, off the kitchen add a bar and stools. Because that is where you gets will hang out while you cook.

JudyG there is space for sofa in that corner but would push entire sitting to a small corner with 60% free space.
