Master bath/closet layout

We have found a plan we love! The ONE and only thing I would change about this plan is this layout. I'm not a fan of it at all, but we cannot figure out how to change it. Those stairs are backstairs so they could possibly be eliminated and change the laundry room. The "storage" area in garage can also be eliminated and used for our bath/closet if needed. I don't really like having 3 doors in the bedroom. I would like to keep a private toilet area. I would like to access my closet through the bathroom. I hope I've provided enough info for some suggestions! I am open to any and all! 😊 thanks

If you move the toilet area to the front, it's closer to the bedroom for nighttime use and you can access the closet from the bathroom.

Push everything down a bit take some/all of the storage area and make a nice vanity with make-up area and linen area for towels across from shower.

IMO it is always poor design to have to go through the bathroom to the closet I sure don’t want someone traipsing through the bathroom to get dressed while I am in the shower for instance. I think toilet rooms are just plain silly unless you do them outside the bathroom. Again no one should be using the toilet while someone else is in the bathroom. I also sure would not want to go in the toilet room to gat a fresh towel. Are you actually going to use the tub? In my experience most people use a whilpool for about a month then the novelty wears off and unless you get an air one the old style was always full of bacteria in the pipes. My suggestion if you want a tub do nice deep soaker . I think makeup counters are a dated look and bathrooms are actually the worst place to store makeup. Clset space on the other hand needs to be designed to hold all your clothes mine is 8x13’ and barely does the job but that is something you need to figure out . If you eliminate the wall between the tub and the toilet that space will feel much bigger BTW. I would be more concerned with the hike to the kitchen with groceries in this layout and it would be helpful to see the whole house layout. FYI to take a stock plan and then start changing it can get very expensive very quickly and IMO you are almost always better off to get an architect.

I definitely understand your concerns with privacy in the bathroom.. I have 3 children (2 of them are under 2 AND sleep in my room right now) so privacy isn't really a concern for me. We have never been a "shut the door" family. With that being said, I guess the toilet room isn't really a necessity for me. I just liked the idea of it. I would be using a freestanding soaker tub instead of a whirlpool. The closet will be enough space for me. Right now I have a 5 foot wide closet area with 1 rack to hang my clothes on. The closet in this plan is going to feel huge to me. Walking groceries down the hall wasn't a concern because we are young and, again, have 3 children who will all be helping at some point. It is something I will think about for the future when we are older and by ourselves. I appreciate your input!

It sound like there is enough about this plan that you would change or that could change, that there is most likely a different house design that you would love even more. There are people that are educated, trained, experienced, tested and licensed to design homes that meet the owner's needs and wants, ant to take the greatest advantage to the site on which the home will set. Consider contacting a local architect to design a home with you, and you can spend a few hours in meetings with them and not countless hours looking at house plans that will never be built. Spend the extra time with your family.

In the plan you show, if the code official catches it, the stair will not pass code.

Thank you! I will look into an architect to help us. Why would the stairs not pass? I don't know anything about codes so I'm genuinely curious 🤔

Some codes require at least a 36" landing length in the direction of travel at a door at the base of a stair.

The garage storage space will be valuable for garbage cans, bikes, etc. I would not take it for the bathroom. I like the bathroom and closet layout; consider switching shower and toilet if you determine a bigger shower is more important than a toilet room.

First, I’d eliminate the back stairs if they are not necessary, because mudroom and laundry space is more valuable.
Then I’d make an entrance from mudroom into kitchen. Not only for the grocery walk, but also so your master bedroom feels less like it’s in the mudroom or by a major traffic pattern.

You could swap the locations something like this (I stretched it, so you'd need to play with the layout/proportions to get the exact layout and door locations.

We're a couple that values a toilet closet and closet-through-the-bath as well, so do what works for you.
