Exposed Rebar and Crack in Foundation

Hello, we're going through inspecting on a 1960's split level home in southern c

alifornia and got this report.

The rebar was near the surface and has been exposed over time, swelling and creating a horizontal crack along part of the foundation. We got a special foundation inspection and were quoted 3,800 for an epoxy repair. The inspector said to truly solve the problem would be to replace the footing but he did not think it was worth the significant cost. They said the house was pretty level with no obvious signs of shifting or other issues.

Is an epoxy repair acceptable for this? How much of the rebar should be dug out and replaced? Should we be worried?

I am afraid with this specific of an issue you will need someone on site to judge whether or not an epoxy repair would be acceptable. Tough thing to internet.

That is some poor looking concrete. My guess is that the cracks are at previous patches of earlier problems. The picture with the rusty rebar doesn't seem like much of an issue as the footing is still in one piece, but I agree that someone is going to have to look at it and maybe pry off one of those patches to see how big a problem it is.

Ditto the poor looking concrete. Wow! The compressive strength of epoxy can be over 10K psi, far exceeding the concrete strength, so that isn't an issue. I would be concerned that any repair would be done in the proper manner; the gold standard would be to have a structural engineer design the repair and give their stamp of approval.
