Modernizing Floor Plan

We are trying to find out how to modernize our floor plan to create a primary suite, and are trying to figure out how to add either a powder room, or potentially even a junior suite type room as well.

I have a few ideas (and our current floor plan) and are trying to decide if what is now a hallway would be big enough for a (very small) second full bathroom, or would be better as a powder room. I don’t know how it would impact the ROI, but am very open to ideas or other suggestions.

The drawings are pretty close to scale with one square being 1ft2. The current bathroom is 6x8 and the hallway is 44”x77”.

The first image is the current layout, and the 2nd and 3rd are other ideas.

The diagonal lines are normal doors, and the rectangles with arrows would be potential pocket doors.

A dining room attached to a bathroom is not a healthy idea to my way of thinking.....a better option is to have a bathroom next to a bedroom or hallway.....I guess I would want to see the original whole floor plan of your project to get a feel for your goals?

You can't do the second scheme; it doesn't fit. You could get two (small) full baths if you work with the entire 6' x 12' area. You could also avoid pocket doors. I can't see having bedrooms open into public space. Unless there's some reason this redo will add a lot of value to this house, ROI is negative.

Hi Susan, the house is small, aside from the kitchen next to the dining room, this is the whole house, with basement below. I’m hoping to find a way to create a master bedroom with dual vanity, and add a powder room (at least) so guests don’t all share 1 bathroom with us on the main floor.
