Ripping off the existing roof? Do they include any new plywood? 3-tab or architectural shingles? If architectural how many years warranty?

We just got a new roof, Philly suburbs. 2400 sq ft house, but two stories. New plywood. $13K.

Not enough information. How many layers need to be removed? How many squares of decking need to be replaced? How much ice dam layer needs to be installed? How many boots need to be replaced What is the pitch of the roof? What kind of shingles are specified? Lots of details needed. Your best bet is to get two or three estimates that are very similar. Then, you will know the scope of the job and what is a reasonable price.

It just really depends -- too many specifics in terms of what's needed on YOUR house and all of what's included in the jobs in terms of specific materials, warranty, and repair of issues uncovered during install, plus what the going rate is in your area.

For reference, though -- I'm in the midwest and have a house just shy of 2100 sq ft. Complete re-roof and gutters set me back over $18K. Ouch. OUCH! I have a very steeply pitched roof, though, which means much more roof sq ft. This doesn't include wood replacement, either (not needed). The last house I had re-roofed and guttered five or so years ago only cost around $7.5K but the house had a smaller footprint, and very little pitch. Prices have gone up in the interim, too.

Along with the above information cost will also depend on the type of roofing.

Edited to add that two years ago a 1257 roof was replaced for $7K so for your size roof, if there are no problems, $13K seems a little low for your area.

I had one put on here last August. My house is around 2000 sq ft but, it is a 4 sided roof. It came to 12,500. Lower cost of living in this area too. Oh, and not architectural shingles, although that was a free upgrade. They do not look good on my house, with the busy stone I have. Gaf shingles.

My $18K roof is being installed as I type (sitting here with my noise-cancelling headphones on...). I chose architectural shingles and hope I didn't screw up that decision --- I have a *LOT* of roof to look at and have a log-sided house. I'm afraid to go look at it before it's completely done LOL....(or maybe no LOL...I might be crying when I write the check....)

I would think it would be just fine with a log house. My house is a busy bedford stone, and has concrete grouting in between each one. Some are darker and some are lighter. The regular shingles, just looked a whole lot better. I well understand the noise cancelling headphones. LOL

We had ours done last year here in Michigan. 1,400 sq. ft. tear off, one story, $7,000.
