product on the floor for the oil & wax-finish? how does it wear?

sls47: Well, it's hard to say exactly since we built this home for resale, but I can say that we spilled wine, beets and other food on the floor - including foods with oils and they wiped right up a few days later. I'd read the maintenance recommendations from DuChateau to see what they say, but the oil does a great job of waterproofing the floor (within reason - probably not ideal for a bathroom with daily shower use) and the wax adds an additional layer of protection. You should probably periodically add a coat of recommended wax. Since it's not a urethane finish, the floor looks and feels like wood - not plastic. It's really awesome. Every person who walked into that house commented not on the design but on the floors! They feel amazing. Can't recommend them enough.

thanks so much. did you buy a certain product to finish the floor or was it the DuChateau engineered floors? unfinished then?

sls47: this house used pre-finished DuChateau floors. Our Sanchez 1 project used finish-in-place raw engineered white oak floors that we finished with Tung oil. Those looked great as well, but if you don't have an amazing floor finisher, the oil can absorb unevenly and it takes time to fade to uniformity if you touch up areas with additional oil in the future...

semi custom home so need simple for the finisher provided. white oak floor installed but want a natural finish. water based polyurethane tends to yellow it so have been looking a Osmo Polyx hard wax /oil and also rubio monocoat. have you used either of these products? look at doing diluted white stain, wiped off then applying the wax/oil finish, which sounds simple. but again i don't have control over the finisher. comments?
have used tung oil before but think with this installer something simpler is better.

actually meant the water based poly does not yellow it but allows the yellow of the wood to come through

The Osmo Polyx wax has great results. I haven't used it yet but I've seen samples and homes where it was used. For this project, we used the pre-finished DuChateau Olde Dutch floors but for Sanchez 1 we just used pure Tung Oil and no wax. I don't know that we got an even-enough finish there, but the floors did look amazing and everyone who entered the house loved the look and feel.
