I sold a year ago, I was planning to stay and remodel or move. Based on the remodel costs of a kitchen and a bath, I decided to paint and sell.

My daughter did a limited remodel of her 10'X10' kitchen in SF: new flooring and new cabinets/sink only. No structural changes, no new appliances, no island. Cost about $35K five years ago. Other bids at the time were up to $65K. With subsequent increases for labor and materials, plus the high demand for competent contractors due to the pandemic, I'd guess she would easily be paying twice that now. For your more complex remodel my WAG is in the $100-150K range for the kitchen alone. But you will only know if you can get some estimates. It's a volatile time and you shouldn't be making decisions based on what strangers on this forum are guesstimating.

If you’re willing to be more hands on, search for deals and hire your own subs, you can get the cost down to $40k (ikea cab grade, high end appliances) or $80k (high end appliances, custom cab grade). Based on my two remodels in SF and on the Peninsula within the last 6 years. I’ve heard cost of materials have gone up considerably.

I did mine last year in Oakland for $100K. 12x13 kitchen plus 6x6 pantry (30 linear feet of base cabinets and 13.5 linear feet of uppers). I didn't think I was being particularly frugal, and contractors did pretty much everything. Marmoleum floor, Corian counters, Columbia Cabinetry, windows were reconfigured, new electrical (new subpanel and replaced old knob and tube). The sink was moved.

Supply chain issues have only gotten worse, and prices have been climbing though, so adjust accordingly.
