Are you absolutely certain you have the owner's permission to make ALL the changes you are planning to make. As a landlord I would be irate if you did what you're planning to do without my permission.

What is the point of rototilling again? It seems what you need to do is scoop up the excess soil and haul it away. No rototilling needed. Rototilling might be good for a veggie garden but it is almost always never good for sod or grass seed. It sets up a lifelong problem. Again, I would be irate if my tenants rototilled my lawn without checking with me first (and I would never let them).

I am not a fan of most junipers, but again, if the owner planted it, be absolutely certain you have his/her permission to prune it. Pruning juniper almost always goes wrong. Pruning juniper is an art, while most tree pruning is fairly mechanical if you know what you're doing.
