I had a difficult day yesterday, despite the inspection, I have plumbing issues, water damage, and a huge mess to clean up. I’m sorry I didn’t have the chance to reply. I also had the optimum technician here all day.

The naturale is the seal that I thought looked most like the natural floors. Your home looks beautiful! Your lighting is nice too. The Reveal HD, I noticed, brings out a little more pink in the floors, but does compliment everything else.

I’m glad you were there and I hope that you were able to have the sanding done properly.

The painting tips are

For the paint to adhere well the walls need to be washed/wiped down.

go over all the walls and trim with tangential lighting (using a light to shine on the walls from the side) and lightly circle all dents, nicks and problem spots with a pencil This way they are all addressed.

Any compound or sparkling needs to dry very well, and then be primed. If this isn’t done correctly, the new coat of paint will form a bubble and won’t adhere to the joint compound or spackle. It will also leave an uneven finish because the compound and spackle absorb pigments and paint differently than a prepared surface.

Your floors need to be protected and the painter must use trim tape and floor coverings. I’d recommend resin paper around the edges. The painter got paint on my new floors and wanted to scrape it off... I told him to leave it. It’s a lot of money to redo floors and have new floors installed and he damaged them both.

I have more suggestions but have to run right now.

One thing that our contractor did here today and I didn’t understand is that he put the seal yesterday and today he used 220 sand paper on it … I though that was done before the NaturaSeal 🤷🏽‍♀️

But oh well, now is done…I haven’t decided if Im going to do Satin or Extra Matte. Will see today.

After the seal they do use a fine sand paper to prepare it for the next coat, it doesn’t take it off with that fine grit, it just slightly buffs it to accept the next coat. :) I was thinking of going with Matte too. I was in NY and my sister was over seeing a few things here and she didn’t think there was enough of a sheen on the floors downstairs, so I went with the satin. You have newer floors that are in great condition, so I think it will be easy for you to do a Matte. I can’t wait to see the difference! I’ll look for your pics in the other forum.

In the end, I dont loooove the living room floors (mainly bc of how different each piece of floor is from each other - how dark the room is), but Im happy with how the ones on the bedrooms turned out. ☺️

I love the variation in the wood in your living room, and it will look different during various hours of the day. When comparing the living room to the bedrooms it’s slightly darker, but still light. If you’re planning on using area rugs, it will all be pulled together. Lighting can also help. Even without these, the variation gives it depth and substance. The natural does look like raw wood; the ultra matte finish came out fabulously. If you’re not in love with the living room, are there options of adding Bona Traffic in another stain?

Maybe Im just overthinking and after panting the walls white/ bringing furniture that I still haven’t chosen 😅 - it will come together

I really liked the Matte, I think they still have a little bit of shine in them which is good. I spoke to my mother in law yesterday and she confirmed their house also has red oak floors. The back of their house is made of glass and she explained that with time/sun the floors became more pale and lost the redness. They only refinished once in 40 years.

I will give it some time before any decision to change/ also have to save 💵.
