I am renovating my bathrooms which have a tile (See image). I'm not sure if this is ceramic or porcelain or some other material. If you know, kindly share :).

I would like to refresh the look, have a consistent color and if possible, maybe change the color to something else??

My research led me to the following options:

1. Clean tiles with baking soda + water + vinegar, and for the grout use DIY solutions like XX (See image). This will give a fresh clean look and remove the grime/discoloration.

OR

2. Use a grout saw and remove all the old grout and then add in fresh new grout.

OR

3. Paint using Rustoleum tile floor paint.

AND

4. After new regrouting, add in a sealer and finish coat.

I'm not sure to go with 1 or 2?

If you have any thoughts on what would be a good option for a more sustainable result that adds value, kindly share your thoughts.

Btw this is a rental property/condo.
