Real Estate is very local ... I would ask some local builders or look at recently built houses. Take sales price, subtract lot value, then divide by sq.ft ... that should give you a good idea what a new build will be in your area.

Unfortunately that's an impossible answer to give. Each plan has a tremendous number of variables that affect the cost. Also, Stone & Hardie are not part of a framing package.

Lumber is currently relatively low compared to recent months. Sheathing has dipped as well. We are being told from the mills that prices are expected to increase as we progress into the winter months, which is not usually the case.

In NC, Charlotte specifically , labor only is around $6 ft

Lumber has come down not pre-Covid amounts but not the high in Mar- June.

Our lumber costs for framing ended up being 30% over what was budgeted because of unexpected rises in prices. Brutal but unavoidable

Yes, framing was $5.75 sq ft for labor. I don't remember what cost of lumber was but I think we ended paying the price point when it was around $800 a board foot.
