Are there other units in the building that are finished? Can you go on a listings site to see how they used their space?

Hey there. It's a new development so no units are done with renovations yet.

What about putting the couch on the wall where the tv unit is and putting in an island where the couch is. Make the island long and narrow. Incorporate storage on “living room” side and place tv in island. On dining room end use island for seating. I would also panel the fridge and do your best to make the fridge wall look built in. I have seen a couple photos of that on this site.

How many in your family / how many seats needed for dining or lounging? With only one source of daylight, the space seems like it will need a lot of supplemental lighting.

I'd be inclined to have a one-wall kitchen, with finishes that go well with the main living area. Because you have a lot to fit in a small space, I'd look for transforming furniture, such as a coffee table that lifts to dining room height, or a console table that folds out to dining table size. You'll need lots of lighting to supplement the daylight.

@mjlb There are 4 of us in the family. I would want to fit another chair into the living room. You are right that the little opening at the balcony does not really provide sufficient light. The yard area is semi open so I would likely use a ribbed glass door to allow more sunlight into the kitchen too.

I drew a chair as wide as your balcony door - probably overly large. So if you use smaller scale chairs on either side of tv console, two chairs would fit comfortably.

How high are the ceilings? Is there another door into the foyer, i.e. is that a private foyer or part of a larger public hallway?
