Why is it laid out the way it is?

My  thoughts- No coat closet by front door? Only 1 window in kitchen? No windows in bathrooms up or down? Can you scooch the closets between the 2 bedrooms closer so you don't have the jagged cutouts in the bedrooms? Can you separate the walk in closet from the laundry and add a hall laundry door? What is your anticipated kitchen layout-would it work better to swap it with the dining room? I'd want the users to walk through their day (bringing in groceries, etc) to see if the layout makes sense for how you would live in the space.

You're going to span 30 feet with wood floor trusses? Why? How deep would those be?

That was my initial thought too: 30 feet long monster trusses needed.

Generally, for an efficient 2nd floor, the stairs want to be located in the center.
