Design Dilemma Help!

We are looking at this house. i hate the design, but the location, acreage and the barn is the draw. We have come up with several ideas, but I need others input. First the Entry is on the end and you come in past the laundry. I would like to add a porch with a craftsman look on LR/Dining side. All the Bedrooms are rather small I want a Larger Master. Which walls do I move? Combine bed 1 & 2 Add walk ins and reconfigure bath Or rework Bed 3&4 and bathroom? Or something else? Trying to not gut the entire house Thinking of adding half bath in Laundry I would want to Open up Kitchen Please share your ideas Not worried about the fugly! Yes it needs updated and we have done plenty of that

I cannot read the floor plans. Perhaps you could sketch them out and label all windows and doors.

Really !!!! You need an architect and IMO you live there for a bit before deciding removal of walls or any other major job. How old is the house ? The first step is to make sure all the plumbing and electrical are up to code that is where this type of renovation starts along with a good architect who can help at the beginning to address wall removal or change . You need a plan and that will not come from this forum only a ton of conflicting ideas . The plan you posted is impossible to read so if you want any help here we need to be able to see the meaurements for sure and the names of the spaces .

Where is the street in relation to the breezeway? Could you change the orientation and treat the breezeway end as the "back door" and create a "front door" where the bedroom is on the other side (marked in yellow here?)

Really!!!!! Was not necrssary. The architect drawing is readable, number one. Number 2, I have checked out load bearing walls and realize that we should have an architect to look at it But I want to go with ideas. Also, I am not moving in before construction. So, Patricia just keep scrolling, if you cant be nice

Deco, I had actually considered that, untill i looked at again yesterday The A/c Unit is there and the ground really drops off The house sits way off the road. I dont know why it was positioned like this, except to get a partial basement

Have you considered an addition?? I don't think I would want to lose a bedroom.

I'm sorry - maybe it is my computer, but I can't fully read your plans either. It sounds like you have a few ideas already.

What about using bedroom 4 as an entry? Kind of crazy with the closets there, but maybe it has potential.
