Thoughts on liquid floor leveler?

I'm working on a house built in the 1950s. We recently had someone replace some of the support beams and almost all of the subfloor, but I can still see that it's not straight or level at all. For the most part, you can see that it's highest at the outside walls and then sags downward the closer you get to the middle. I'm taking a wild guess that the center of the floor is about 2" lower than the outside perimeter.

Before we tile the bathroom floors and put in vinyl plank flooring throughout the rest of the house, what do you all think about liquid floor leveler?

If you approve, then:

1. Do I need to seal gaps between subfloor first?

2. Do I seal off the bathrooms so that it doesn't cover the cement board?

3. Any suggestions on a brand or type?

4. How much do I realistically need to cover a little under 1600 sq.ft?

Have you considered leveling the floor from underneath? Why was this not done along with the beam and subfloor replacement?

You really need to know and not guess about how far out of level it is.

With 2 inches of variance over 1600 ft, not only will self leveler be cost prohibitive (12-15k if you DIY), it will add quite a bit of weight. Since your floor is already sagging, I would try *very* hard to correct via carpentry.

Beyond that, keep in mind tile demands a flat surface, not necessarily a level one.

Call in an engineer. Any fixes you try now will only fail in the long run.

Why was this not done along with the beam and subfloor replacement?

@PPF., this is my mother in law's house. Long story short? She hired people that she thought knew what they were doing, but were really in WAY over their head. They took her for pretty much every penny she had, did NOTHING to code, and then walked in the middle of the job.

Upon inspection, we're just about having to undo everything they did and redo it.

I'm meeting with the Sheriff's office on Wednesday to determine whether what they did was civil or criminal. But for now it's up to me and other family members to do what we can to get her back in the house safely.
